The quality of an investment is directly tied to the quality of its sponsor. Our disciplined, multi-stage diligence process is designed to select only experienced and reputable sponsors who we believe are capable of executing complex real estate projects.

In private market investing, the single most important factor for success is the sponsor—the individual or team managing the project. Our entire model is built on this principle. The following pillars form the foundation of our mandatory diligence process.

Core Pillars of Our Diligence

1. Background & Integrity Verification

The process begins with comprehensive background checks on the sponsor and their key principals. We verify identities, check for any history of litigation or regulatory issues, and conduct reputation inquiries within the industry. A clean record of integrity is non-negotiable.

2. Track Record & Execution Capability Review

We conduct a deep dive into the sponsor's past projects. This involves reviewing project financials, verifying successful exits, and assessing their ability to manage budgets and timelines. We look for a consistent history of delivering on promises, especially through challenging market cycles.

3. Financial Strength & Capital Alignment

A sponsor must demonstrate sufficient financial stability to weather project uncertainties. Crucially, we require sponsors to make a significant co-investment in every deal they bring to the platform. This ensures their financial interests are directly and meaningfully aligned with those of our partners.

Why Most Sponsors Are Rejected
Our process is a filter, not a funnel. The vast majority of sponsors who approach us do not meet our criteria.

Lack of Verifiable Track Record: Projections are easy; a history of successful, verifiable exits is hard. We reject sponsors who cannot substantiate their past performance.

Unwillingness to Co-Invest: Sponsors who are not willing to risk a significant amount of their own capital are not aligned with our partners. We do not work with sponsors who only want to use other people's money.

Poor Governance or Transparency: A refusal to provide full documentation or a history of opaque structures is an immediate red flag.
